4. USE OF PREMISES. The Premises shall be used and occupied by Tenant and Tenant’s immediate family, consisting of

singlefamilydwellin g,andnopartofthePremisesshallbeusedatanytimeduringthetermofthisAgreementby Tenantforthe

dwelli ng. Tenantshallnotallowanyotherperson,otherthanTenant’simmediatefamilyortransientrelativesandfri endswho
areguestsof Tenant,touseoroccupythePremiseswithoutfirstobtainingLandlord’swrittenconsentt osuchuse. Tenantshall
com ply with any a nd all laws, ordinances, rules and orders of any and all governmental or quasi governmental authorities
affectingthecleanliness,use,occupancy andpreservationofthePremises.
5. CONDITIONOFPREMISES. Tenantstipulates,representsandwarrantsthatTenant hasexaminedthePremises,andthatthey
areatthetimeofthisLeaseingoodorder ,repair,andinasafe,cleanandtenantablecondition.
6. ASSIGNMENT AND SUBLETTING. Tenant shall not assign this Agreement, or sublet or grant any license to use the
Premisesoranypartthereofwithoutthepriorwrittenconsent ofLa ndlord.Aconsent by Landlordtoonesuchassignment,sub
lettingorlicenseshallnotbedeemedtobeaconsenttoanysubsequentassignment,sublettingorlicense.Anassignment,sub
letting or license without the prior written consent ofLandlord or an assignment or subletting by operation of law shall be
absolutelynullandvoidandshall,at Landlord’soption,terminatethi sAgreement.
7. ALTERATIONSANDIMPROVEMENTS. Tenant shallm akenoalt erationstothebuildingsorimprovementsonthePremises
orconstructanybuildingormakeanyotherimprovementsonthePremiseswit houtth epriorwrittenconsentofLandlord.Any
andallalterations,changes,and/orimprovementsbuilt,constructedorplacedonthePremisesby Tenantshall,unlessotherwise
provided by written agreement between Landlord and Tenant, be and become the property of Landlord and remain on the
Premisesatthe expiration orearlierterminationofthisAgreement.
